Near the easternmost shore of the Big Island of Hawai'i, is Kipuka Village. Located in Kapoho, Kipuka is a gem among tropical gems. A stand-alone destination resort property with a main home and four romantic bamboo guest houses, the compound is also home to a world-renowned collection of more than 360 distinct palm species numbering over 3,000 individual trees on 6 landscaped acres. The garden was the vision of an avid palm enthusiast who had thousands of truckloads of black, volcanic cinder brought in to create a sculpted topography that must be seen to appreciate.
The five separate homes on the property are artfully located behind meandering cinder berms, giving each living unit a privacy that would not be possible on a flat parcel. The property is almost entirely self-sufficient in power and water.
The property currently operates as a vacation rental and generates a substantial and profitable income. The business boasts guests from around the world. The venue also brings in additional revenue with upward of a dozen events a year such as weddings, family reunions and business workshops held at the centrally placed bamboo pavilion and salt water pool.
The original 2 bedroom, 2 bath main house is both functional and cheery. The four bamboo hales (houses) serve as roomy and comfortable guest houses. Two of the guest houses have three bedrooms, two baths, kitchen and living room, and the other two have one bedroom, one bath, kitchen and living room. All houses also have fold-out sofas. Maximum occupancy of 24 guests at any one time generates income up to $1,000 per night at current rates. Event rentals run $4,000 per day.
Kipuka is a short walk or drive to Champagne Ponds and Waiopae (Kapoho) Tide Pools where some of the best snorkeling in the pacific can be found. It is also on one of the prettiest flanks of Kilauea where the feeling of 'old Hawaii' is alive and thriving. Charming old Pahoa town, 10 miles away, is home to several fine restaurants, shopping and schools.
